Viewings will be arranged at times to suit you, including evenings and weekends, and you will invariably be accompanied by a member of staff, who can give advice and answer any questions you may have.
Reserving the property
Once you have decided on a property, you will need to reserve it by paying a 'holding deposit' of £50. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, it will be refunded. However the deposit will be forfeit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.
As a minimum we will require satisfactory references from your employer (or college), and a previous or current landlord. We may also require a personal reference, and sometimes a guarantor. In addition a credit check will be undertaken. We may use the services of an independent referencing company to obtain and evaluate these references.
Rents are quoted per calendar month and payable monthly in advance. The rent includes, Council Tax, Water Rates, Broadband, TV licence, Gas and Electricity. All rents are payable by bank standing order to our company bank account.
Late Payment of Rent
Should your standing order for the rent payment fail, you could be charged £50 plus VAT (£60.00) to cover the administration cost (this is at the Companies discretion).
A security deposit of a minimum of one month's rental will normally be required. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
We charge £175 including VAT for administration and referencing costs, this is non refundable. Should you change the date you move into the property after contacts have been issued, a £40 plus VAT (£48) charge will apply.
We will require evidence of your identity before proceeding with the application, it is necessary to provide one of each primary and secondary identification as detailed below.

(all must be dated in the last 3 months)
Gas & Electric Safety Inspections
During the term of your house share agreement it may be necessary for us to arrange safety inspections. A letter will be sent to inform you of the appointment, a representative for House-M8s will be required to be present at the property for the safety inspection.
We wish to ensure that the property is being kept in good order. For this reason it will be necessary to arrange periodic inspections under the terms of the house share agreement. It is important that these visits are organised in advance in order that tenants are put to the minimum inconvenience.
